Amenities & Policies

Check-in begins at 4:30 p.m. Check-out is 11:00 a.m.

Rate Policy

Rates quoted are per night and are subject to state tax and a resort service fee. All rates and information are subject to change without notice. Minimum stay lengths may apply throughout the year.

Midweek Stays

Midweek rates apply to reservations Sun-Thurs, except for holidays or for reservations that include Thurs/Fri or Sat/Sun.

Weekend Stays

Weekend rates apply to both nights for reservations that include Thu/Fri, Fri/Sat, Sat/Sun. A minimum stay length may apply.

Weekly Rates

A reservation of 7 or more nights receives one night free. (The free night is applied to the lowest rate night in effect during that time.) Arrivals cannot be on Saturday.


Cottage units include all the linens and a supply of towels for your stay, however, no daily linen or cleaning service is provided. Housekeeping service can be provided for an additional charge.


Maximum unit occupancy allowable is stated on the rate sheet under the room descriptions after each unit.

Charges may apply for additional guests.

All our units are non-smoking units. A fee will be assessed for anyone smoking in a unit.

Pets Policy

We appreciate the special relationship between pets and their owners, however, pets are not allowed at Larsmont Cottages.


A valid credit card is required to make a reservation. One night’s deposit by credit card (V, MC, AmEx, Discover) is required at time of reservation. Week stays or longer require a 50% deposit by credit card at the time of reservation. We will take a credit card imprint at check-in for a damage deposit. If no damage occurs, the credit card imprint will be destroyed.

Rates do not include state tax (7.875%), county lodging tax (4%), or resort amenities fee (10%). The amenities fee covers seasonal amenities such as complimentary movies, Wi-Fi throughout resort property, copies & faxes, library, games, bikes, area maps, and other resort activities.

Larsmont Cottages is not responsible for any lost, forgotten, or stolen items. If forgotten items are located and requested to be mailed to the owner there is a minimum fee of $10.00 the recipient will be responsible for.

Cancellation Policy

For cancellations made 14 days or more before a non-holiday arrival, we will refund the deposit less a $50 booking fee. For cancellations less than 14 days prior to arrival, the deposit is non-refundable. We cannot accept cancellations due to weather. We do not accept cancellations via email.

Cancellation policy for the Grandmas Marathon Weekend: For stays during Grandmas Marathon, cancellations made after April 1, the room deposit is forfeited.

Holiday Cancellation Policy

If a holiday stay is canceled 30 days or more before arrival, the deposit will be refunded less a $50 booking fee. For holiday cancellations made within 30 days of arrival, the deposit is non-refundable. We cannot accept cancellations due to weather. We do not accept cancellations via email.

Holiday Stays

Holidays (see dates below) require a 3- night stay; each night is calculated at weekend rates. No coupons or discounts apply during this time.
